The updated Malaysia My Second Home (MM2H) program introduces a category known as the Special Economic Zone (SEZ) to attract foreign investments into specific development areas in Malaysia.
The MM2H SEZ Pass comes with several unique conditions and features that set it apart from the other categories and make it the perfect option for the right type of foreigner.

Requirements
To qualify for an MM2H SEZ Pass, you must meet these criteria:

Based on the table, tere are the unique benefits of the SEZ Pass:
- A lower fixed deposit requirment, especially for those above 50 years old.
- Open to younger applicants compared to the other passes.
- Affordable participation and renewal fees
Funnily enough, this combination makes the MM2H SEZ Pass suitable for applicants who are both very young and well into retirement due to the relaxed financial conditions.
The biggest drawback, is of course that the property must be purchased from a designated Special Economic Zone, of which there is currently only in Johor – but good news for Singaporeans!
Application steps and wait time
Currently, all MM2H applications must be done via approved agents, and the process typically takes around two to three months and consists of the following steps:
- Consultation: Meet an agent to discuss needs.
- Agreement & Downpayment: Confirm package, sign agreement, and pay deposit.
- Document Preparation (1-2 months): Prepare, notarise, and certify documents.
- Submission & Approval (2-3 months): Agent submits documents for governemtn review.
- Conditional Approval: Pay balance upon receiving government approval letter.
- Enter Malaysia: Complete medical check-up, open bank account, and secure insurance.
- Visa Endorsement: Obtain MM2H visa.
If you haven’t purchased the property, a one-year visa is issued first, with 12 months to complete the purchase and receive the full pass.
Document checklist
These are documents to be submit to your MM2H agent:
- Copy of principal’s passport
- Copies of dependents’ passports
- 4 copies of recent passport-size photos with blue background
- Resume of principal and dependent
- Proof of kinship:
- Spouse: Marriage certificate.
- Children: Birth certificate.
- Parents: Proof of relationship between the main applicant and parents, along with the parents’ marriage certificate.
- Parents-in-law: Proof of relationship between the spouse and parents, along with the parents-in-law’s marriage certificate.
- Certificate of proof of unmarried and unemployed status for dependents aged 21 to 34 years old.
- Certificate of Good Conduct (CGC) / Police Certificate / Certificate of Clearance for participants aged 18 years and above (principal & dependent)
- Any other relevant documents
NOTE: All copies must be certified true copies of original documents by the embassy, high commission, notary public, and commissioner of oaths registered in Malaysia and non-English documents require certified translations by qualified translators.
