The Expat’s Guide To 2025 MM2H Fees And Costs
As most who are interested in the new Malaysia My Second Home (MM2H) program are retirees, they no doubt want full understanding of the costs involved.

This guide outlines all the fees and financial commitments MM2H applicants should be aware of, ensuring a clear understanding of the total cost.

Overview
Those familiar with the MM2H categories will find all the information needed in the table below.
Note: As we expect readers from all over the world, we’ve displayed prices in USD at the current rate, so note that costs may vary slightly based on MYR – USD currency fluctuations during your application.

MM2H pass categories
There are currently four categories of MM2H Passes:
- Silver: Valid for 5 years, lowest requirements and least allowances
- Gold: Valid for 15 years, balanced requirements and allowances
- Platinum: Valid for 20 years, highest requirements and most allowances
- SEZ: Valid for 10 years with purchase of specific property
All categories incur the same types of fees and financial requirements, with the Platinum tier having the highest and Silver and SEZ categories the lowest.
For the higher price, Platinum pass holders get more benefits, but that’s a separate topic-let’s get into the different fees!
Agent fee

These are fees paid to registered MM2H agents and agencies to facilitate your application, and included in agent fees are:
- application fees
- medical checkups
- medical insurance
- MM2H Visa Fee
- Multiple Entry Visa fees
- Journey Performed (JP) Visa fees
- translation services, and
- security bonds
As you can see, your agent essentially handles everything and holds your hand as they walk you through the application process. It also means any additional visa fees are handled on your behalf.
MM2H agent fees are fixed by the Malaysian government and agents can neither charge more or less than this amount for each category.
Participation fee

This is a one-time fee paid by the principal MM2H holder to take part in the MM2H program. None of the dependents under a principal are subject to this.
Renewal fee

This is a fee paid once every five years to renew your MM2H pass and that of your dependents, with no additional fee regardless of the number of dependents.
It’s not the same as reapplying, which means going through the entire application process again and being subjected to any new requirements.
Instead, think of the renewal process as a periodic review to determine if you’ve been a law abiding resident during your stay. If you have, and all your documents are in order, renewing your MM2H pass is simple enough, and will also be handled by your agent.
Fixed deposit

This is a fully refundable deposit you place in a Malaysian bank, which you are allowed to withdraw for certain reasons like medical treatment, tourism, or education.
Property purchase

This is a requirement for all principal holders with a different minimum value based on pass category, and while we may dedicate a guide to it in the future, here are some details you should know now:
- it must be satisfied with a single property
- only residential properties apply
- you can’t sell it for at least 10 years unless upgrading to a higher value home
- you don’t have to stay in this property and are free to rent it out
- you can withdraw 50% of your MM2H fixed deposit to facilitate the purchase
